Why a home electrical safety inspection matters
If your home is more than a few decades old, a lot has changed behind the walls, and not for the better. Insulation dries out, connections loosen, panels age past their service life, and the demands of a modern home (central air, EV charging, a kitchen full of appliances) far exceed what older systems were built to carry. A safety inspection is a straightforward way to catch the problems that cause shocks and fires before they start. It is especially worth doing when you are buying or selling a home, after moving into an older house, if you have noticed warm outlets or breakers that trip, or if your insurance company has flagged your wiring or panel. We walk the whole system with you, explain what we find in plain terms, and hand you a clear, prioritized plan.
Whole-home surge protection
A single power surge from a storm or the grid can wipe out TVs, computers, appliances, and your HVAC controls in an instant. A whole-home surge protector installed at the panel shields everything in the house at once, a small investment against a very expensive bad day.
Smoke and carbon monoxide detectors
Detectors save lives, but only when they're the right type, placed correctly, and interconnected so they all sound together. We install and hardwire smoke and CO detectors to current code, so an alarm in the basement wakes you upstairs.
Finding and fixing fire hazards
A lot of house fires start in the electrical system. During a safety inspection we look for the usual culprits and fix them:
- Outdated or recalled panels (Federal Pacific, Zinsco) with a known failure history
- Aluminum branch wiring and loose or backstabbed connections
- Overloaded circuits, and outlets or switches that are warm, buzzing, or scorched
- Missing grounding, and ungrounded two-prong outlets
- Overused power strips and extension cords standing in for real circuits
Cloth wiring: a hidden risk in older homes
Many homes built before the 1960s still have some of their original cloth-insulated wiring, copper conductors wrapped in rubber and a woven cloth jacket instead of the modern plastic insulation used today. It was fine when it went in. The problem is age: over the decades the rubber and cloth dry out, turn brittle, and crack, and once that insulation crumbles you can be left with exposed conductors inside your walls, in junction boxes, and even at the service. That is exactly the condition that leads to shorts, arcing, and electrical fires. Cloth wiring is also usually ungrounded, which means no protection for you or your electronics. And more and more insurers now refuse to cover, or charge extra for, homes with active cloth wiring. If your home has it, we will assess how much is left, flag the runs that are a real hazard, and rewire what needs it, safely and to current code.
Old electrical panels: the brands to take seriously
Not every panel ages gracefully. A few brands from the mid-1900s are now considered serious fire hazards, and if you have one, replacing it is one of the most important safety upgrades you can make.
Federal Pacific (FPE) Stab-Lok
Federal Pacific Electric "Stab-Lok" panels were installed in millions of homes from the late 1950s into the early 1980s. Independent testing found that their breakers can fail to trip during an overload or short circuit, which is the one job a breaker exists to do; when a breaker does not trip, the wiring behind it can overheat and catch fire. It later came out that the company had cheated on the safety testing used to earn its UL listing, and in the 2000s a New Jersey court found that Federal Pacific had violated the state's Consumer Fraud Act by knowingly selling breakers that were never properly tested to UL standards. These panels are no longer manufactured or listed to today's safety standards, home inspectors routinely flag them, and many insurers will not cover a home that still has one. The industry recommendation is simple: replace it.
Zinsco and Sylvania-Zinsco
Zinsco panels, common from the 1950s into the 1970s, have their own dangerous failure. Their breakers can melt and fuse directly onto the panel's bus bar, so a breaker can look like it is on and protecting the circuit when it actually cannot trip at all, and the aluminum bus bars inside corrode over time, creating heat and loose connections. Like Federal Pacific, they are widely treated as a fire risk and recommended for replacement.
Fuse boxes and other obsolete panels
Older fuse boxes and outdated panels like Pushmatic are a related concern, they are usually past their capacity and parts are hard to find. Fuse boxes especially invite over-fusing, dropping in a larger fuse than the wire can safely handle, which is a direct fire risk.

Home grounding: the safety system you never see
Grounding is the part of your electrical system nobody thinks about until it quietly saves them. In plain terms, it gives stray electricity a safe, dedicated path back to earth. When something goes wrong, a hot wire rubbing through its insulation, a loose connection, or a fault inside an appliance, a properly grounded system carries that fault current straight to ground and trips the breaker in a fraction of a second. Without it, that same fault has nowhere safe to go: it can energize the metal parts of your appliances, outlets, and boxes, or build heat until something catches.
What grounding actually does for you
- Gives a fault a safe path so the breaker trips fast, instead of leaving metal parts live
- Protects you from shock if a hot wire touches a metal appliance case, box, or faceplate
- Gives surge and lightning energy somewhere to go, which protects your electronics
- Lets modern equipment, GFCIs, and AFCIs do their jobs the way they were designed to
Is your home actually grounded? Three prongs is not proof
Two-prong outlets almost always mean an ungrounded circuit. But a three-prong outlet is not proof of anything. One of the most common and most dangerous things we find in older homes is a "bootleg" or false ground: someone swapped a two-prong outlet for a three-prong one without ever running a real ground wire. It looks modern and safe, your charger fits, and it offers zero protection. Knob-and-tube and early two-wire systems have no ground at all. The only way to know for certain is to test it, which we do as part of a safety inspection.
A short history of grounding, and the fires that shaped it
Homes did not always have grounding. Houses wired in the early 1900s used knob-and-tube and simple two-wire systems, just a hot and a neutral, which was fine for a couple of light bulbs but never meant for the electrical load of a modern home. As appliances multiplied and shock deaths and house fires piled up, the National Electrical Code phased grounding in over the decades:
- 1947, grounded three-prong receptacles first required, starting in laundry areas
- 1956, extended to higher-risk spots like basements, garages, and outdoors
- 1962, the big one: every new 120-volt branch circuit had to include a grounding conductor, which is when the three-prong outlet became standard
- Mid-1960s onward, three-wire grounded wiring became the norm, later joined by GFCI protection in the 1970s and AFCI protection more recently
Every one of those changes was a reaction to the same problem: an ungrounded fault has no safe path, so it either shocks whoever touches the energized metal or quietly overheats until it starts a fire.
Improperly grounded homes and fire
Electrical fires are not a rare freak event. According to the National Fire Protection Association, home electrical distribution and lighting equipment caused an average of roughly 32,000 home fires a year, about 400 deaths, 1,180 injuries, and $1.2 billion in property damage, and wiring itself accounted for about two-thirds of those fires. Aged, damaged, and improperly grounded wiring sits right at the center of that number.
Older and ungrounded homes carry more of that risk for a simple reason: there is no safe path for a fault, and on top of that, decades of well-meaning DIY changes tend to pile up, bootleg grounds, over-fused circuits, outlets wired backward, and brittle insulation. The scariest part is how normal it all looks. A bootleg-grounded outlet passes a casual glance and even fits a surge protector, while giving you none of the protection you think you have.
If your home is older, or you have ever seen a two-prong outlet, a warm cover plate, or felt a mild shock off an appliance, it is worth having the grounding checked. We test it, correct false and bootleg grounds, run proper equipment grounding where we can, and where a true ground cannot be pulled we install GFCI protection, which the code accepts as a safe retrofit. It is not a glamorous upgrade, but it is one of the most important ones in the whole house.
Childproofing and family safety
If you have little ones, tamper-resistant receptacles are the simplest upgrade with the biggest payoff. They look and work like a normal outlet, but spring-loaded shutters block foreign objects while still accepting a real plug. We also add AFCI protection to catch the kind of arcing that starts fires.
The numbers behind tamper-resistant outlets
This is not an abstract worry. Roughly 2,400 children a year, about seven every single day, are treated for severe shocks and burns after poking something into an electrical outlet, and an estimated 6 to 12 of them die from it each year. Close to a third of those injuries come from a small child pushing an everyday object, a key, a hairpin, a paperclip, a fork, into the two inviting slots right at their eye level. The pattern is almost always the same: a curious toddler, a shiny object, and an ordinary outlet within reach.
That track record is exactly why tamper-resistant receptacles were written into the National Electrical Code for new and renovated homes in 2008. Spring-loaded shutters behind the slots only open when equal pressure is applied to both at once, the way a real plug does, so a single object slipped into one slot goes nowhere. It is the rare safety upgrade that is cheap, invisible, and permanent, and if you have young kids in an older home, swapping your outlets over is one of the easiest ways to protect them.
Why GFCIs matter in kitchens and bathrooms
Water and electricity are the oldest bad combination in the house, and the kitchen and bathroom are where they meet. A ground-fault circuit interrupter, the outlet with the little TEST and RESET buttons, exists for exactly that. It constantly compares the electricity flowing out with what is coming back, and the instant it senses even a tiny amount leaking off course, for example through a person, it cuts the power in about one-fortieth of a second, fast enough to turn what would have been an electrocution into a startle.
Picture the everyday version: a hair dryer sitting too close to a full sink slides off the counter and drops in while it is still plugged in, or someone reaches for a switch with wet hands. On an ordinary circuit, that is how people are killed in their own bathrooms. On a GFCI-protected circuit, the outlet trips before the current can do any harm, and you simply reset it and go on with your day.
It is hard to overstate the difference this one device has made. Home electrocutions in the United States have fallen dramatically since GFCIs came into use in the early 1970s, from roughly 800 deaths a year to a fraction of that, and safety experts credit GFCIs for much of the drop. Today the code requires them in kitchens, bathrooms, laundry rooms, garages, basements, outdoors, and anywhere near a pool or hot tub. If your kitchen and bathroom outlets do not have those test and reset buttons, or they have them but pressing test does not actually cut the power, that is worth fixing, and it is a quick job. We install and test GFCI protection throughout the home.
